When you start thinking about selling your home, you probably picture it happening during the spring or summer months. So does everyone else. What many homeowners don’t realize is selling during the winter has a number of advantages. Here are some of the reasons why you should consider selling your home in the winter.


Less Competition and Better Prices

Since many homeowners prefer to sell during the spring and summer months, buyers have a smaller pool of homes to choose from in the winter. This means that they are looking at 5 or 10 potential homes versus 20 or 30. Supply and demand comes into play, and with less available inventory for buyers during winter, homeowners are more likely to get top dollar. You’ll avoid bidding wars, and sell faster at a higher price. Closing times are also faster because mortgage companies are not overwhelmed as they are during peak times.


Motivated Buyers

Winter brings out more serious buyers and less of the casual buyers that are out in warmer weather. The buyers that you’ll be attracting during the winter months are much more motivated to buy, like couples expecting their first child, or people that are being transferred to a new location by their employer. You’ll be dealing with potential buyers that need a home right away, not people who are simply seeing what’s available for when they eventually buy a new place. It may mean fewer showings overall, but those who do make it out are more qualified and prepared, with down payments and mortgage details already in place.


Greater Access to Your Realtor

Winter is the perfect season if you prefer a more intimate, hands-on approach to the process of selling your home. With less activity in the winter, your agent will have more time dedicated to guiding you through the steps to preparing and showing your home, taking a closer look at potential buyers and their offers, and negotiating the best possible price. With fewer available homes, you can also expect to be featured more prominently in your realtor’s advertising and marketing efforts.

There’s something to be said about the cozy atmosphere created by a log crackling in a fireplace, heat radiating from a wood stove, or treats baking in an oven. These little touches that shine during the winter are enticing features for potential buyers. Winter allows you to play up some of your homes best interior features, plus buyers will get a better sense of how the home withstands the elements. The benefits of selling during the winter also extend to the exterior of your home, since you probably won’t have to mow lawns, prune hedges and trees, or put extra effort into landscaping.


If you decide to take advantage of the benefits to selling your home in the winter, here are some tips to entice prospective buyers and shine the spotlight on your home’s best features:

  • Ensure your home is always warm throughout and that drafts are sealed. 
  • Maximize your lighting options so that rooms are well-lit, especially since many showings will be taking place when it’s dark out or on snowy, cloudy days.
  • Keep driveways and walkways clear, and use a safe yet effective ice melting product.
  • Even though you won’t have to worry about landscaping, be sure to remove any dead leaves, plants and flowers from the front lawn and backyard.
